Project Description

 

The city of Tracy is reviewing plans for a new 6.7 acre commercial development expected to add a rich mix of professional services to the existing retail businesses along the I-205 corridor.

 

Tracy Office Pavilions will be located at the northwest corner of Pavilion Parkway and Power Road. The 11 separate buildings, available for sale or lease, will offer a total of 82,000 square feet of space at build out. Professional services are expected to include financial (accounting, securities, mortgage service, financial planning), insurance, real estate, photocopying and legal. The development location and building placement is also appropriate for medical or dental groups to collocate on a single site.

 

Tracy Office Pavilions’ site plan allows for maximum circulation of vehicular traffic while still allowing optimal pedestrian traffic.  Strategically located parking medians direct traffic and parking in such a way that allows favorable results for the customer, visitor and business owner. Fast growing canopy trees are distributed evenly throughout the parking area to provide shade and visual enhancement. Along Pavilion Parkway, a generous landscape buffer will provide for a greenbelt and a mixture of evergreen shrubs and perennial accent plants to upgrade the experience along the roadside. At the corner of Power Road and Pavilion Parkway, a plaza entry will provide a focal point for the development.  Further, there are three additional plaza elements to provide a sense of arrival and vitality to the buildings.

 

Architectural Concept

 

The design concept for Tracy Office Pavilions is to provide a positive first impression of the project from the street frontages as well as exceptional vehicular and pedestrian circulation. This is accomplished by the placement of the individual buildings within the site, articulation of the buildings and landscaping. These elements also create comfortable common spaces for users within the development.  The eleven buildings will carry the same design concept that can be considered architecturally well-designed to include different articulation (horizontal & vertical, cornices, canopies), materials (glass, spandrel, veneer stone, aluminum) and colors.

 

The majority of the buildings are approximately 5,000 square feet.  Two two story buildings will be 18,000 square feet each. This provides intended users the opportunity to own or lease an entire building and its parcel. Tracy Office Pavilions will be part of a professionally managed association so that landscaping, parking, and common maintenance are consistently provided in a professional manner.   Further, given that the site is proposed to be divided into 11 parcels, common driveways will be a condition of the development. 

 

The development will incorporate three different building types based on size and location:

 

Type I


Buildings 10 & 11 are sited at the corner of Pavilion Parkway and Power Road, creating a focal point for both pedestrians and vehicular views. The main plaza between these buildings invites pedestrians into the development. Based on the location of these buildings, they will provide the greatest amount of exposure for a user. We expect this would be an ideal location for copying duplicating service provider and a residential real estate brokerage and or mortgage brokerage service provider since the location will provide exceptional identity.

 

Type II


Buildings 7 through 9 are located along a primary street, Pavilion Parkway. These buildings are designed to provide storefront along the primary street frontage. There are three ingress and egress points off Pavilion Parkway into Tracy Office Pavilions allowing for easy access and exiting. Two of the access points provide line of site to the plaza areas to give visitors a sense of arrival. Buildings 1 through 4, located along the north side of the site, are similar in design.
