Summary:

This key position will assume leadership of the entire construction and design team and will assure the timely and economical completion of each project assigned. The Vice President will concur with the mission of Pegasus Development to provide a service of high quality through excellent customer relationships with a view toward developing future work opportunities.

 

VP of Construction Description:

Responsible for planning and directing all construction related functions, they must have a complex knowledge of construction concepts.  Organizational skills are mandatory due to the fact that these professionals often oversee multiple projects at once.  They must adhere to schedules, budgets, and ensure customer satisfaction at all times.


Construction Responsibilities:

Manage all phases of construction projects

Create and maintain project budgets and schedules

Coordinate the preparation of project plans and specifications

Assist in entitlement and permitting process

Prepare scopes of work and bidders list for new projects

Prepare and distribute bid packages and qualify bids

Analyze bids and make recommendations on contract awards

Negotiate and document consultant and contractor contracts

Monitor construction progress and quality

Maintain an ongoing analysis of budget.

Review and negotiate change orders

Visit sites to review conditions and quality control during all construction phases

Review, approve and code consultant invoices and contractor applications for payment

Verify appropriate supporting documents; ie: Certificates of Insurance and Lien  Waivers/Releases

Maintain and review weekly project status reports, job profit and cash position report as the work progresses  and update as necessary

Conduct a weekly project meeting with an agenda to include: project safety, coordination of contractors and subcontractors, productivity, progress reporting, change order issues, scheduling of evolutions of work, or any other project related concerns

Accompany federal or state officials during sit investigations. Attend opening and closing conferences with the compliance officer(s) and prepare report to Contract Manager

Represent Pegasus Development in meetings with owner/clients, architects, engineers, subcontractors, suppliers, and any other concerns as they may relate to the project

Secure all as-built drawings and product warranties from subcontractors to be included in the owner’s manual


Design Responsibilities:

Review Construction Contract & or lease documents to understand the obligations of Pegasus Development as they pertain to design, budget, schedule & other construction related issues

Schedule and direct the design meetings after Preconstruction hand off of project to Construction Operations

Ensure that the design work of the Architect, Engineers and various design/build subcontractors is

proceeding as scheduled and is in coordination with each others design work.

Ensure that the design meets or exceeds the intent of the Construction contract documents and or lease, Specification and Owners intent

Ensure that the design criteria proceeds in accordance with the construction budget as established through Preconstruction

Ensure that the Architect and Engineers are licensed in the state that the project will be built

Meet with the management of Pegasus Development on a monthly basis to review forecast of actual and pending costs for project accountability

Must be proficient with: Microsoft Excel, Microsoft Outlook, Microsoft Project, and Microsoft Word


Qualifications:

Must have a minimum of ten years of construction and project management experience

Must be familiar with basic principals of construction estimating, budget administration, construction cost accounting and standard construction practices

Must demonstrate the ability to read architectural and engineering plans and make quantity take-offs

Must possess the ability and desire to participate in the management of multiple construction projects

Must have knowledge in all primary construction trades

Must be able to multi-task and manage several projects at one time

Excellent supervisory, communication and decision making skills
